TIPS ON SELLING YOUR HOME

As a homeowner you have one of the biggest factors in the sales appeal of your home, “condition”.  This area you have control over.  With some simple tips you can get ready to be a "HOMESELLER".

When we llist your home, we will go through the house together.  It is important you prepare your home ahead of time for sellers.  The better the home shows, the better chance a seller will purchase it.

Inside things to do when showing your home:

1.      Remove all unnecessary items from furniture. As owners, many
times we have too much furniture in a room.  If you have furniture
taking up room, remove it, when it comes to selling, we need to
make rooms appear larger.
 

2. Kitchen; Remove all items on countertops.  All appliances and countertops should be clean.  Take all items off refrigerator, messages, pictures, magnets.
 
3.

1.  Bathrooms; Remove all items from counters, showers and tubs. 
Store these items out of site.  Clean all areas include the toilet.
Have matching towels.
 

4. Remove pictures from your walls, fireplace mantel, and tables.
 
5.

1.  Clean the garage and make sure items are neatly placed away.

1.  Make sure your closets are clean and not cluttered.
 

7.

1.  Keep carpets clean and mop all floors. If carpet has spots clean
them.
 

8. Put all clothes and personal items away.
 
9. Leave on lights in all room the day of the showing.
 
10.

1.  Open up drapes, better yet take them down.   Windows should
be clean.  Remove blinds from windows.
 

11.

1.  Consider fresh paint on the walls.  Keep color neutral.
 

12.

1.  Make sure faucets do not leak.
 

13.

1.  Make sure all switch plates are on outlets.
 

14.

1.  Fix squeaky hinges and tighten loose door knobs.
 

15.

1.  If you have fixtures you are going to take with you, remove
them now.
 

16. Make sure all beds are made.
 
17.

1.  Have washer and dryers off.
 

18.

1.  Turn off all stereos and TV’s
 

19.

1.  Make sure home smells pleasant.  Burn a candle just before the
showing.
 

20.

1.  Keep temperature between 68 to 72 degrees.
 

21.

1.  Remove your pets and you at time of showing.  Buyers are more
likely to ask more questions and look at your home if you are not
there.


 

Outside things to do when showing your home:
 
1. Remove garbage cans.
 
2.

1.       Check gutters, make sure they are clean.
 

3.

1.       Look for missing shingles on roof.
 

4.

1.       Touch up paint.
 

5.

1.       Fix any windows with broken glass.
 

6.

1.       Remove kids play toys.
 

7. Remove any animal droppings.
 
8.

1.       Have yard clean, remove firewood.
 

9.

1.       Have lawn cut at all times.
 

10.

1.       Paint exterior doors, especially on the front.  Curb Appeal!!!
 

11.

1.       Seal Drive with sealer.  Curb Appeal!!!
 

12. Remove yourself from the home.
 

            In general, look at your home through the buyer’s eyes, as though
          you’ve never seen it or been there before.  Any money or labor spent
          now will bring you back more money in returns and hopefully a quicker
          sale.
